Planners to decide on new homes bid

PLANS to build 48 new homes near St Clears are going before county planners this week.

Redrow's application for the houses, access, and associated works at land next to Tegfan in Pwll Trap will be discussed on Thursday.

Carmarthenshire councillors will be told there is some local opposition to the development but planning officers believe it should be approved.

Six letters, along with petitions containing 32 names, have been handed in.

Some claim the new houses are not in keeping with the character of the area and surrounding properties.

There are concerns about the impact on the privacy of existing neighbouring homes, because they are mainly bungalows whereas the new buildings will be two-storey.

St Clears Town Council has raised concerns regarding the density of the development and whether the sewerage system is capable of coping with the increase.

But the Environment Agency has not raised any objection as there is a condition stating the system will have to be improved before building can begin.

Outline planning permission for the site, currently pasture land with mature hedge banks and trees, has already been granted.

The site also forms part of an area allocated for residential development in the Carmarthenshire Unitary Development Plan.

Earlier plans had been submitted for 28 houses or bungalows but that has now been increased.

Seven different house designs are proposed on the site ranging from four bedroom detached homes to two bedroom terraces.

A report from the county council's planning department concludes: "After careful consideration of the site and its surrounding environs, together with the representations received to date, it is considered that on balance the proposal is acceptable and does accord with national policy and guidance."
