Police cordoned off the road on Sunday morning, and say they have not ruled out arson.
A spokesman for South Wales Police said: "As of yet, the cause of the fire is unknown.
"We are continuing investigations, and will, in due course, establish whether a crime has been committed or not."
Shop owner Karl Allen was sleeping above his repair shop four doors down from the flat when he was woken on Sunday morning.
"The first I knew about it was when firefighters woke me up," said the 45-year-old.
"Thankfully, they evacuated the whole street. The shop stank of smoke. It could have been a lot worse."
A spokesman for Mid and West Wales fire service confirmed that nobody had been hurt in the blaze.
It is understood that the flat owner's three children had been staying with their father over the weekend.
A spokesman for the Fire and Rescue Service said: "Four fire appliances attended the incident in High Street, Gorseinon.
"The fire was in the roof void of four adjoining properties which were also damaged by the blaze."
