The sale of the hospital came about following a period of public engagement where it was agreed services would be transferred to Singleton Hospital.
Hill House had provided 73 beds catering for the assessment and rehabilitation of elderly and orthopaedic patients transferred from Morriston Hospital.
It was supported by a multidisciplinary team working with inpatients, outpatients and day cases and also housed the Community Paediatric Physiotherapy Centre and a community resource team.
Hill House ward two patients transferred to a refurbished and modernised ward four at Singleton last year.
Remaining services, including the children's therapy centre and the rehabilitation day unit for the elderly and associated clinics, will transfer from Hill House sometime this year.
A report going before an ABMU board meeting on Thursday confirms negotiations with Gower College Swansea over the £2.35 million sale had been finalised.
An ABMU spokeswoman said: "The money raised from the sale of Hill House Hospital has been used to fund the refurbishment of ward four at Singleton Hospital and the development of the new children's development centre, also at Singleton, which is to start shortly.
"In both cases these modern, new facilities at Singleton replace the services at Hill House Hospital."
Other confirmed deals include the sale of Clydach War Memorial Hospital to Gwalia Housing for £235,000, and a £150,000 deal, also with Gwalia, to provide new facilities at the Fairwood Hospital site. The spokes- woman added: "Money from the sale of other properties is being used to support modernisation of services."

“Dan01...is right
My concern is for the wildlife there.... these wonderful trees are a home to many birds, and the squirels too, which bring much pleasure to patients and visitors.
Helped time go for my stay there.
Please keep all this lovely greenery, as our council seem to prefer to chop down many trees that only need over hanging branches removed.
They do not care,as man comes first in everything.”

“Where on earth is Gower College getting the money from at this time. Far too many educational establishments continue to build empires. Its as if they are more interested in being grander than their competitor rather than focussing on what they prime purpose is,- education.”
